Your Bank Said No to the CRE Loan. Now What?

Your Bank Said No to the CRE Loan. Now What?

Your bank declined the commercial real estate loan. Does that mean the deal is dead?

Not necessarily.

A commercial real estate loan can be declined for many reasons:

  • DSCR or cash flow doesn’t meet the bank’s requirements
  • LTV is outside the bank’s parameters
  • Property type isn’t a fit
  • Sponsor liquidity is too low
  • Property performance raises concerns
  • Tenant concentration is an issue
  • Property condition requires additional capital
  • Loan size falls outside the bank’s target
  • The bank has reached a concentration limit
  • The property is classified differently than expected

But here’s the important part:

The bank may have declined the loan. That doesn’t necessarily mean the property can’t be financed.

Banks have their own credit policies, risk tolerances, portfolio limits and preferred property types. Another lender may look at the same transaction differently or offer a financing structure that better fits the situation.

That’s where JNI Commercial Lending can help.

We work with a range of commercial capital sources to help identify financing solutions when traditional bank financing isn’t the right fit.

For Business Owners & Investors

Before giving up on the property or transaction, find out why the bank said no and whether another financing option may be available.

For Referral Partners

If a CRE transaction doesn’t fit your bank’s credit box, you don’t necessarily have to lose the client.

Send us the deal. We’ll take a second look.

Whether the solution is another bank, alternative CRE lending, or a different financing structure, our goal is to find the capital source that fits the transaction.

A bank’s “no” doesn’t always mean the property’s “no.”
